Stone Creek History

The Journey of Valdosta's Quintessential Community

Stone Creek history is still being written. Located on Interstate 75 off Exit 22 just north of Valdosta, Stone Creek is a master planned community that boasts nearly 800 acres of total development area and hosts over 620 homesites.

Great pains have been taken to preserve and enhance the natural beauty of the community. We have been most fortunate to have had some of the best help available to turn Stone Creek into what has been called “The Jewel of South Georgia”.

The award winning firm of Franzman/Davis Associates was chosen to do the land plan. Charles Franzman has done the land plans for Big Canoe, Shoal Creek, the southern part of Amelia Island Plantation, and many other high profile golf communities. As you tour the property, you will appreciate Mr. Franzman’s talents for incorporating the golf course and the residential areas in such a compatible manner.

To compliment this excellent land plan, James Scavo wrote the Master Declaration of Protective Covenants to insure that Stone Creek will remain an upscale community and protect the investment made by the individual property owner. Scavo has had extensive experience designing covenants for similar developments. An overview of the covenants can be found in this packet of information, but we will be happy to supply you with a copy if you express a desire in one of our lots.

Phase I was opened in December, 1992. Since that time we have opened twenty-one phases of residential development totaling nearly six -hundred homesites. At the time of this writing, nearly five-hundred homes are in Stone Creek.

Property investments start in the mid $40’s with lots ranging in size from three quarters of an acre on up to a full acre. Underground utilities, including electricity, county water, telephone, cable television, are extended to and service each lot in this phase.

In the interest of security, all of the streets that have been built in Stone Creek are private and are maintained by the Stone Creek Property Owners Association. However, the streets have been built to county specifications should it become desirable to deed them over to the county in the future.

The minimum building size requirement varies from 1600 to 3000 square feet of heated space depending on phase and location. All plans for construction of homes must be submitted to and approved by the New Construction Review Board prior to the beginning of any building. The Board places an emphasis on well constructed and designed homes that will enhance the natural charm of Stone Creek.
